Terms and conditions
for the “Solglimten” holiday houses
This is a translation provided for convenience. In the event of any discrepancy, the German version applies.
1. Scope
- These terms apply to the rental of the 3 holiday houses. By booking, the tenant (hereinafter “the tenant”) accepts these rules.
2. Booking
- A booking is binding as soon as the landlord confirms it. Bookings are made in writing by email or by other means such as SMS or WhatsApp.
- Once the booking is binding, you will be given the exact address of the Solglimten holiday houses.
3. Prices
- Our prices are listed in the price overview.
4. What is included
- Our prices include all utilities: water, waste water, electricity, heating, refuse collection and Wi-Fi.
- Duvets and pillows are provided. Sizes and quantities are as follows:
- Solhuset: 4 pillows of 50 × 60 cm each (Swedish standard size), 4 duvets of 155 × 200 cm each
- Skogsstugan: 4 pillows of 50 × 60 cm each (Swedish standard size), 4 duvets of 155 × 200 cm each
- Lillstugan: 2 pillows of 50 × 60 cm each (Swedish standard size), 2 duvets of 155 × 200 cm each
- Bed linen and towels are NOT included in the price and must be brought along.
5. Payment terms and cancellation
- A deposit of 30 % is due within 7 days.
- The balance must be paid no later than 2 weeks before arrival.
- For last-minute bookings, the full amount is due immediately.
- If you cancel the trip, the following charges apply:
- Up to 45 days before arrival: free of charge
- Up to 14 days before arrival: 50 % of the price
- Later than 14 days before arrival: 90 % of the price
- We recommend taking out travel cancellation insurance.
6. Arrival and departure
- The house is ready from 3 pm on the day of arrival.
- The house must be vacated by 10 am on the day of departure.
- Please leave the house swept and tidy. Leave the houses as you would like to find them yourself.
7. The tenant’s obligations
- The property may be used by a maximum of 10 people.
- Please do not bring pets. We want guests with allergies to be able to stay too, and therefore cannot allow pets.
- Our holiday houses are non-smoking. Smoking is NOT permitted.
- Please be considerate towards the neighbours (quiet hours from 10 pm).
- Please report any defects in the house to us immediately.
8. Liability and damage
- The tenant is liable for all damage caused by them or their guests.
- The landlord is not liable for short-term interruptions to the water or electricity supply (for example due to storms).
9. Cleaning and waste
- We as landlords arrange the professional final cleaning. The cost is covered by the mandatory flat fee payable by the tenant. You will find the amount in the price overview.
- The tenant must separate waste and dispose of it in the bins provided. Please refer to the information folder on site.
10. Canoes
10.1 A free courtesy
- The provision of canoes and accessories (e.g. paddles, buoyancy aids) by us as landlords is solely a voluntary courtesy, free of charge.
- The canoes are not part of the agreed rental and give no legal entitlement to their use, availability, working order or replacement.
- We as landlords are entitled to prohibit or restrict their use at any time and without giving reasons (for example if we see that a canoe is badly damaged).
10.2 Use at your own risk
- The canoes are used entirely at the tenant’s own risk and responsibility.
- The landlord accepts no responsibility for the suitability, condition or safety of the canoes or accessories.
- The tenant decides on their own responsibility whether, when and how the canoes are used.
- After use, the canoes must be returned to the storage place provided (at the beach or, where applicable, at the house) and locked.
10.3 Exclusion of liability
- The landlord’s liability is – as far as legally permissible – limited to intent and gross negligence.
- Liability for slight negligence is excluded.
- In particular, the landlord is not liable for:
- accidents of any kind,
- personal injury, property damage or financial loss,
- hazards arising from the weather or from nature,
- misjudgement or overestimation of their own abilities by users,
- loss of or damage to personal belongings.
10.4 Who may use the canoes
- Use is permitted only if at least one person of full age takes full responsibility.
- Minors may use the canoes only under adult supervision.
- The tenant confirms that all users can swim, are in suitable health and have sufficient care and experience.
10.5 Safety rules
- A buoyancy aid is provided for each person. Everyone using the canoe must wear one. Their use is at your own responsibility. If no buoyancy aid is available, the tenant must obtain a suitable one before using the canoes. No one goes out in a canoe without a buoyancy aid.
- The tenant undertakes not to use the canoes in unsuitable weather or visibility (for example storms, thunderstorms, strong wind, fog or darkness).
- Use under the influence of alcohol or drugs is prohibited.
10.6 Nature conservation and the law
- Use takes place within the framework of the Swedish right of public access, allemansrätten, see the Visit Sweden guide to the freedom to roam.
- Protected areas, nesting seasons and local regulations must be observed on your own responsibility.
- The landlord accepts no liability for the tenant’s breaches of legal or official regulations.
10.7 The tenant’s liability
- The tenant is liable for all damage to or loss of canoes and accessories caused by them or by fellow users.
- Damage or loss must be reported to the landlord without delay.
- Repair or replacement costs may be invoiced to the tenant.
10.8 Insurance
- The landlord provides no insurance cover for the use of the canoes.
- The tenant is responsible for arranging adequate accident and liability insurance.
10.9 Acceptance
- By using the canoes, the tenant expressly accepts these rules.
